Only 20 clanrats to a unit?
Such craziness can only be induced by some foul warpstone brew!
What kind of weapons teams are you using?
20 slaves is just..Well..Uhm..Not Smart.
2 globadiers is tiny. That's their minimum unit size.
And what's the golden rule of Skaven? All together now.
More is better!
Plague Monks are very very nice against undead. High attack characteristics and frenzy. And it's a bit tougher to lead a frenzied unit around the table if all you can do is hold.
Also, that's a very big unit of Grave Guard. Avoid it until you can chip away at it with some Jezzail or ratling fire.
A brass orb would be nice for that Grave Guard. Very Very Nice.
More later possibly.

tell him to buy some jezzails, a warp lightning cannon and engineers, give the engineers al the stuff they can get, and with their 2d6 st5 hits warp lightning spell, they can kill lots of grave gaurd/skellies/anything, jezzails+ratling gun can do the same, the warplightning cannon can be very devestating, with both your and his troops ;)
but against undead its VERY handy to take lots of missile units/war machines and magic, for dispel dice, and to kill some of his guys ^_^

OK, something seems very up there, mostly the points:
Skaven: 675pts (withouth any upgrades or magic items, except the plague rats)
Undead: 1155pts (no upgrades once more) and with 2 rare slots (which you can't do until you get to 2000pts)
That may be why you are loosing...unless that is what you have to choose from, but I would still like to know what point value you are playing at until I give any more advice.

More clanrats! You gotta have more clanrats per unit that he has got. Your troops are cheaper, and he can raise more of his guys. And a warlock!! A few more of them globadiers is a good idea too, and let them kill his grave guards, he can't raise any of them after all.

my only advise would be make the clanrat units bigger and secondly:
watch out for undead fell bats who can easily take out your jezzail teams.... ooh wait he has none, yey skaven :D

his opponent (ie me) actually has a 3000pt list... they were just some of the models i sometimes use...
bulk up the globadiers and slaves...

Firstly, get some jezzails, they can shoot at the spirit host because they have warpstone shots.Keep your assassin close to his necromancers but not in sight; one bad move and his general is dead. You need to bulk up your clanrats for better leadership and try to use your warlock to as best use as possible.
